  We were blown away by the view. I spent a lot of time on the balcony which was a good size. The condo was clean and a good size for 6 people. No complaints really. You will need to bring extra toilet paper and paper towels not much provided. The only other thing was their is only one parking spot. I did know ahead of time and was told to park across street at hotel and it would be $15 a day but it was more like $25 a day. The condo is in a good location. We would recommend staying there.

  This was a great place for a girls trip! The condo was great, we loved the layout of the rooms! The master overlooked the ocean, which was amazing. It was very clean, the overall building was also clean. The appliances need updated. The ice/ water in the refrigerator did not work. It did make ice, you had to pull the container out to get it which was really not a big deal. Our main concern was the lock on the door. We had a lot of trouble getting into and locking our door. From the looks of the door we were not the only ones. Overall, we had an amazing experience and will return!!!

  We had a lovely 12 night stay, in Las Brisas 202.
  
  Very clean, and well maintained. Day 2 of our trip, I went down to work out, in the heated pool, and it was ice cold. I contacted Resort Rentals, who readily offered to contact the condominium association. By the next day, the problem was fixed. That was MUCH appreciated!
  
  They also provided a couple washer tablets for the dishwasher, and the clothes washer, which we certainly appreciated. LOVED the electronic door lock, so No hassling with keys.
  
  Only minor issue with the condo (that I did not report), was that the ice maker wouldn’t dispense ice. It MADE plenty, so we just poured it from the dispenser into a big bowl, and kept it in the freezer.
  
  You can’t beat this location. Right on the beach; convenient to great restaurants; and John’s Pass. We will definitely be back!

  Check in was a breeze, place was perfect for our post Christmas trip. Enough room and place was perfectly located to everything. Shops, restaurants, grocery and johns pass. Love the dolphin watching from our patio. Beach was so clean and not a far walk. Can’t wait to go back.
  Place could use some updates. Washer / dryer were older and the dryer didn’t dry great. One of the Queen beds were broken , did not affect us. I would rent again.

  We loved the location and enjoyed our stay very much. The patio was great. The door was a little tricky to lock and unlock. It was loose and you have to pull it towards you to make it work. The washer and dryer need to be updated soon, but got the job done. Parking was a concern. Only 1 spot and we had 2 cars. Over all very nice condo and would definitely stay here again.

  We really enjoyed the stay and were very comfortable. The view was absolutely beautiful. We did not have a working stove and had to give and throw away some of the food we purchased and while the management company we responsive and friendly, it did not get fixed before we left. :( The toys and games in the room we old, broken (the boogie boards were both broken) or missing pieces. We left a skim board for future renter use and hope that those who stay here will have a good time with it! Overall, the amount of Pro's outweighed the Con's and we are already planning a trip back.

  Beautiful view, plenty of room for our party of 6, plenty of bathroom towels, maintenance was quick to repair a bad microwave outlet. Patio furniture is literally falling apart with holes in most of it, there were 2 good chairs we could sit in, for $2000 a week I expect better. The living room furniture is covered with sofa covers and the couch has a plank of wood under the cushions for support.

  This condo was good for our purposes. It was directly on the beach and while it was obviously an older building, it was well-maintained with foot washers and showers at the property entrance from the beach. This condo had plenty of chairs, two umbrellas and beach toys and board for the whole family. The kitchen has been updated and everything was in good working order. The downside-the living room furniture desperately needs replaced. The plywood support that has been added under the cushions feels exactly like sitting on a board. Many others have mentioned, the patio furniture is in need of replacement as well, the small sofa was only suitable for hanging wet clothes from. The seats were broken through to the point where you could not sit on them. . -I heard no complaints from my young adult kids, but the master bed was VERY hard as well. I think the air conditioner struggles to keep the unit cool, but the box fans and ceiling fans throughout helps keep it comfortable. That being said, I would still recommend this condo if you plan to spend most of your time on the beach. It was clean, safe and a good value for what I spent. The beach is also very clean and was not crowded for our stay. We picked up our keys on a Sunday evening and returned them the night before because of a very early flight out, so we had no contact with management.

  Our vacation was for 6 weeks the unit was very nice and the view from the deck was just beautiful. the weather was nice and warm. We had no problems the where major. the 3rd TV in second bedroom never worked but we got along. The furniture in the living room could be replaced or cleaned not very comfortable and the furniture on the deck was in need for repair or replacement. but in general we love it there and have already booked it for next year.   The condo itself was great.. Great view to the beach. It had everything that my family and i needed. It felt like i was home. Definitely i would stay at the Brisas again. I only had two issues. 1. was the parking. I knew that they were going to he doing some work during our stay. But we were not aware that the contractor was going to take our parking space. Luckily, i was able to park in another space. The 2nd issue was the beds. They made a lot of noise. Other than that. I will definitely be staying at the Brisas in the future.

  We vacationed in early June. The condo was just as expected and more! The pictures do not do it justice! The 3 bedrooms were all nice and beds were comfortable. The space was nice for our family of 5 plus set of grandparents. The kitchen was well stocked. Everything was very clean! The view was perfect and the walk to the beach was so short! Even our 6, 4 and 2 yo’s didnt mind it. The beach has smooth white sand and wasn’t too seaweedy. We experienced unseasonal rain while there and it could have contributed to the pool being like a wind tunnel. Besides that, the pool area was clean and a good size. The wind didn’t stop our kids from swimming either. We visited John’s pass and Clearwater Marine Aquaruum while there and love those experiences. We saw tons of dolphins at Johns pass! I would highly recommend this condo and would love to return in the future!

  This place was very nice, and right on a beautiful beach! The condo is spacious and well equipped (beach chairs, dishes, etc.). The only complaints we had were some maintenance-type issues: several burned out light bulbs, couldn't get the cable to work on 2 out of 3 TVs, freezer water filter needed replaced. But overall, it was easy and hassle-free, and I wouldn't hesitate to use again.

  We are six women who chose this beautiful unit on Mad Beach for our annual getaway. We LOVED the upgraded kitchen (although it wasn't as well stocked with standard kitchen items as other places we have stayed), and the three bedrooms/two bathrooms proved to be perfect for our group. There was plenty of closet space (with hangers enough for all of us), and the furniture in the living room was particularly comfortable. Our favourite part, though, was definitely the spectacular view from the big, roomy balcony! Unfortunately, the patio furniture is not in great shape, and the beach chairs and umbrella that were in the condo were rusted and broken. (We bought 4 brand new Tommy Bahama beach chairs and left them in the unit for the next guests.)
  We also want to mention that Las Brisas has no on-site collection for recyclables, and this was a tough one for us Canadian girls to swallow. In addition, we would have liked to have been able to leave the keys on the counter when we checked out rather than having to travel off-site to deliver them elsewhere.
  Overall, we would absolutely recommend this unit to a group like ours or to a large family. It was clean, roomy and modern, and we hope to be fortunate enough to return one day.

  Wonderful 3 bedroom condo located right on the gulf. Great access to the beach, updated kitchen and private balcony. Reason for 4 stars was due to minor disrepair in bathroom, lack of any form recycling containers, work out mattresses and inoperable screen door in bedroom. For just over $3,000 for the week, those type of nuisances should not exist.
  With that said, we would stay here again with the hope that the property management company remediates some of the items mentioned that could have made the stay even better.

  My husband, my parents, my four children and their families stayed in three different condos at this location. For the most part, is was great. The main complaint would be the elevator was not functional at all times. This was somewhat of a worry with my 85 year old dad who cannot walk up and down stairs. Also, signs need to be posted on the stairways there is NO SMOKING IN THE STAIRWAYS. I like taking the stairs. When someone smokes in these closed in places, it if very hard for someone that has allergies to cigarette smoke. Other than these two issues the stay was great!!

  Overall a great condo. Beautiful beach and homey decor. Child friendly with toys and eating utensils. Elevator was really slow so we used the stairs most of the time. Parking was an issue but FYI there is a weekly parking permit available for nearby municipal lots that can be purchased for $25 but has to be purchased Mon-Fri. Property managers were awesome when I realized I left my favorite sandals there. They tracked them down for me with the cleaning crew. Thank you so much!

  The condo was great! There was plenty of room for my husband and I and 4 teenagers. The kitchen was great for meals in and the grill downstairs was nice also. There are a nice selection of restaurants and bars as well as shopping close by. We would definitely return to the area and to this condo.

  My 3 twenty somethings and I have a great time at Las Brisas. The view off the balcony was amazing. We saw dolphins most days and sunsets every night. The suite was well equipped, with lots of room and a great layout. The big TVs were very nice to have. Our only complaints would be the elevator was a bit sketchy, and the beds in the 2nd and 3rd bedroom were squeaky. A DVD player in the living room would have been appreciated. All in all a great rental, especially for a big group.

  The condo looked just like it did in the photos. It was spacious and located in an ideal spot in Madiera Beach. The beds need new mattresses. Springs were coming through. Beds were also very squeaky and noisy. There is no security for the units or pool. We would prefer a pool that is not situated between buildings and blocking view of the gulf.

  We loved the location and the beach. The water was warm and clean. The condo was sandy (yes I know we were at the beach) I thought it could have been swept out a little bit more. We also only had 4 forks for an 8 person condo. The only other problem was the parking. The condo came with one spot but we had two cars. The hotel across the street allowed us to park our 2nd car there cheaper than anywhere else we could find. Even with these issues I would recommend booking this condo!

  The apartment was in good condition, good location and well maintained. I would recommend it to friends but it is a large apartment with only one parking space. We had two cars and it was a headache running around with the cars all day and paying all locations around to leave one of the cars during the day and then at night and over paying to other hotels to allow us to park in their parking lots. We got there on a Saturday night and no one was able to help since offices were closed.

    So great to hear you enjoyed this condo on Madeira Beach....minus the parking headache that it created for you. We really apologize about that and unfortunately are only given one assigned parking space with each unit at this property, which gets tricky! There are no additional "guest parking" spots at this location and overflow parking needs to be utilized, which would be the side street parking or any other open spot that is found and allowed. We understand the frustration and unfortunately can only guarantee one parking space here. We hope to see you back on our beautiful beaches for another vacation in the future.
